Flip Video – Taking It To The Streets

 For those of you from my musical era, do I hear you thinking “Doobie Brothers” right now? LOL!~ I recently received my Flip Video Camera from Bob at ActiveRain. I was asked to demo the camera along with an on-line Video editing and production platform called Mixpo, Video Advertising for small and medium sized businesses. This past week, I had the chance to “Take It To The Streets” and use them both in the field.

I was given an opportunity to meet up with a few of the other ActiveRain members, so I wanted to put the camera and Mixpo to the test. This is just one way to use the Flip Video and on-line editing applications to produce many types of Marketing, Advertising, and Educational campaigns. The following is an interview from my new “Flip Video Series” with fellow ActiveRain member and Author, Steve Snyder. Co-Author of “Secrets to Buying a Home with Little of No Money Down”. This is my first attempt at using both the Flip Video Camera and Mixpo as new tools for Blogging.

This second video I have added was an opportunity to meet and interview with Steve and Diana Turnbloom from Turnbloom and Associates. (actually, I kind of cornered them into a doorway..LOL!) This one was filmed on the street in front of Biso Ristorante, a quaint little Italian restaurant located in the back streets of Downtown Vallejo. It was recorded at night time to test and demonstrate the quality of the Flip Video in low light situations. This interview gives true meaning to “Taking It To The Streets!”

The Flip Video camera is simple to use. Just pull from your pocket (it’s that small) power on, point at subject, push the red button and record. When done, just “Flip” the USB (built into the camera) plug into your computer, drag and drop your video on to your desktop, and you’re done! The Video editing at Mixpo is just as easy. More on that later…

Look for future posts in this “Flip Video Series” on the “How -To” and “ways to use video and mixpo” as part of your business marketing and advertising. This is very cool and really fun stuff. Did I mention that “I Love My Job?” 🙂

This week in the Real Estate Technology arena, the Gigabytes have been over-run by the Tera-bytes, and the CPU's and PC's are fighting the good fight with the MacBook Pros.  The PC vs MAC commercials just keep getting better and better. But in the Real Estate Technology side of the "techKnowBabble" world, there are some cool things going on around this place.


iHOUSE Web Solutions, one of the leaders in real estate technology, has finally announced the launch of their popular Realius game, “Price Me Now®.”  iHOUSE will be hosting their totally free Web-based game at  http://ihousegames.com. A Real Estate Game? Are you kidding me?  More Details

 All this talk and BUZZ about Video really needs to be put into perspective. Video has moved online in a huge way. Some estimates have indicated that in 2007, over half of all the world's Internet users watched video online.  We all know that number is increasing every day.  So why should you give a hoot?  You Might Want To Find Out Here.

 Next, is an interesting site that claims to offer help with your Blog. Normally I would check this out before posting a what would appear to be endorsement, but the line they used to "real" me in, is what intrigued me the most.  And I quote:

"We are pleased to announce our new bloggers support forums “http://www.BloggerTalk.net,” where bloggers can receive help on so many different levels.  We encourage all Bloggers to sign up and say hello, and introduce your self in the community forums. Tell us about your blog, your interest or maybe something you know that’s going on in the blogosphere!"  I'll have to look into this one a bit more…you should too.

Did you know that Trulia Voices is breaking records?  According to our friends over at the TruliaBlog of Information, you can find the entire story.  I was shocked at the percentages and stats they released on their Blog.  For Inquiry Minds That Want Need to know!

 Now what's this I heard this week?  This is kinda cool, Open Houses on Youtube?  What happen to Craigslist?  What do you picture in your mind as an Open House Video?  I know I have some ideas running away with me, but you might want to see what the Tracking available from Youtube says about all this. The Future of Real Estate Technology and Marketing is out of control, and it's a beautiful thing…at least for some of us. 

 One of my Favorites this month is what's coming next month! LOL!~  The National Association of Realtors has this video promoting something called REALTOR® Confidential, which they claim will be coming in April 2008.  The video is not what I would expect from NAR, but it certainly looks like something we may all want to be in tune with.  Real Estate Technology, you know I'm in.  🙂 See The Entire Post at the Center for REALTOR® Technology Weblog.

Part of my new position and adventure here at ActiveRain includes focusing on RE.Net. I am working closely with the AR staff on some “new” ideas, products and tools for us as members. Your Real Estate Technology Division of ActiveRain is working diligently to test and implement some of the finest services and products available for its members. So, in an attempt to help you increase your Business and Blogging successes, I am currently looking at a new on-line “Video Platform” that may possibly be offered to you in the near future. (Not Just Yet though, sorry!!)

How to Add a Power Point Presentation to Your Blog

Do you use Microsoft Power Point for any presentations at all? Here’s the instructions for adding a Power Point Presentation to
your Blog. We are going to incorporate it into this post and show you how it’s done: Today I will use Scribd.com. There are others
like http://www.slideshare.net/, but I have not tested them thoroughly yet.

A couple things you’ll want to know first:
The two most common Internet Browsers are Microsoft Internet Explorer and Mozilla Firefox. Depending on the readers/viewers
browser will determine how your presentation will appear. I would suggest always having a quick disclaimer or instructional comment
for both platforms. I like to use the following:

DISCLAIMER: “Best Viewed with the Mozilla Firefox Browser. Internet Explorer Users, Click on the Magnifying Glass and use the “slide tool” to resize this presentation in the Blog Post Window.”

STEP 1:

Create your Power Point Presentation and save it as a Microsoft Office 97 format or earlier. This format works best with Scribd.com

STEP 2:

Go to Scribd.com and create an account and then Login or

Just create a user name and password and that is all you’ll need.


STEP 3:

Upload your Power Point Presentation into your Scribd Library. Click on “Upload Documents”


STEP 4:

Create your post on your Blog in Active Rain using the WYSIWYG format. (It’s the DEFAULT FORMAT for all posts)

Then save your post in Draft mode. Next, You’ll need to go back in and edit the post using the HTML format to enter the embed
code from Scribd. But first, let’s go get the embed code from Scribd.com now. Go back to Scribd.com (I recommend just keeping both
windows/tabs open at the same time)
Click on “My Documents” and select your Power Point File you just uploaded. On the right hand
side of the screen, you’ll see the box below. Just click on the embed code and press CTRL+C to copy the embed code. Now we
need to paste the code on your Active Rain Blog post.


STEP 5: VERY IMPORTANT / CRITICAL STEP!!

Now go back to your Active Rain post. Click “Edit” on your saved DRAFT post. Now Click on the Tab at the Top of your post and
change it from from WYSIWYG to HTML. It will ask you if you’re sure, click on OK.

Stripping the embed code to work on your Blog Post. * This is where it gets a little tricky so pay close attention to this portion of the
final Step #5. You have to remove everything to the left of the word object, and also remove everything to the right of the word
object with the ( / ) . Here’s an example screen shot to help you understand and get the visual:

FINAL STEP:

Use the CTRL +V to paste the embed code you copied from Scribd onto your Blog Post. Be sure you put it somewhere on your post
that won’t conflict or overwrite any of your previously written text. Now remove your post from Draft mode, place it in the
appropriate Groups or Locations, and click on “POST BLOG ENTRY!”

 That’s It! Don’t forget to add good “Tag” words for SEO.

Passion, It's More Than Just A Word

 When I first joined Active Rain last year, the first thing I read here was the "Mission" Statement: "A FREE Online Network and Community for helping to Promote and Grow Your Business!"  Helping promote and grow business is exactly what I had been doing for the clients in my area for many years.  This made it a seamless and easy transition to "join" Active Rain as a new member.  (then, only 28,000 members)  That's when I discovered the power of Blogging.


For those of you who have been following my Blog,
 (and life in general)  know what an incredible journey it has been for me and my family this year!  It has been absolutely, one of the most challenging and "Life Changing" years we have ever endured.  The most recent experience was that my Brother, who I hadn't seen in over 41 years (we were separated as children), found me on Active Rain.  I still can't believe it!!  There are countless stories of how this Network has changed my life, and I have also witnessed what it has done for hundreds thousands of others around me.  The success stories here go way beyond just marketing and growing our business!!
 


A couple of weeks ago, I received a call from my friend Jeff Turner
whom I have followed, admired and respected since I joined back in February last year.  He asked me a simple, but life changing question. "Brad, at the end of the day, when you look in the mirror, are you really really happy?  Are you doing what you are most passionate about?"  I have to admit, that question made me realize it had been a long time since I had looked in a mirror!  It was an awakening of the "Giant" within me.  Thanks Jeff, look what you've done now!!  🙂

 


Today, I am announcing that I am no longer "The Escrow Guy! The Title and Escrow Industry is going to have to say "Goodbye" to Brad Andersohn.  There have been so many great relationships established and wonderful memories built over the past many years, I will always value and respect them deeply.  Now it's time for me to move on, and chase my dreams and passions.  One of which, is to be a part of the most Dynamic and Creative Networks and TEAMS in the Country, Active Rain.  This opportunity and experience tops them all!!  


When Bob Stewart and Jonathan Washburn called me yesterday about becoming part of the AR TEAM (OK, so I pushed them a little… LOL), they asked me what I could bring to the Company and why I felt I should be a part of their TEAM?  My response was,  "MY PASSION!"  I believe that if you love what you do, really love it, then nothing else will ever matter.  Life will just keep opening doors and creating opportunities that will bring even more joy and true happiness to you, and to others around you!  Today, I am excited beyond what my words can express!  


 There are sooooo many of you that I have become so fond of, and very close to.  I feel like I know YOU better than I know some of my own neighbors and friends.  So, having said all this, I am proud to say that I am no longer just a member of the Active Rain Community, I'm now a part of the family and TEAM.  I am committed to helping our members, and determined to provide the support they may need.  My goal is to help our communities become more familiar and comfortable with ALL the Active Rain products, tools and services here to promote and grow their relationships and business.  


 Wait till you see what's coming… There are so many great things ahead and in store for this community, I am very honored and lucky to be a part of the TEAM here at Active Rain.

This is a RE-POST!  It was originally created within a group, and was requested to be redone. 
(sorry, I was brand new at the time, and had no clue what I was doing)

THESE ARE INSTRUCTIONS FOR THE ACTIVE RAIN MLS ONLINE GROUP:  PLEASE READ!!  I suggest printing this
instructional page for reference when placing a new listing, or updating an existing one here on Active Rain and
Localism.com websites.

STEP 1: First Join Group:

STEP 2: Create a NEW POST:
            
What Information Should I Include?

1.  Your Title: ALWAYS Use the Address, City, State, and Zip. This will help Buyers and Sellers Find Properties
2.  Your Entry: A Catchy phrase or “Value Statement” about the Property (All on 1 Line 1)
3.  2-4  small photos side by side, with space in between ( 1in. x 1in. ) NOTE: ***Not Too Big***
4.  Property Info: Bedrooms, Baths, Year Built, Square Footage and Price is all you need on this line
5.  A Brief Description of Features, Amenities, Community etc  (No more than 2-3 lines)
6.  A link to the property web page or virtual tour

INSTRUCTIONS CONTINUED:

FYI – TIP: Photos can be saved right off your Local MLS, (right click on photo to save) and maps can be obtained online at mapbuilder.com , cyberhomes.com and earth.google.com etc.

Be sure to add a link to your local MLS listing URL address or ie: 123AppleDrive.com, even the Virtual Tour, wherever you may have it posted on the web. Use the hyper link tool to prevent long and unattractive URL addresses in your listing.

STEP 3: Once you have your listing all put together like the sample above, you are going to want to post it on Active Rain.  First off, you will want to make sure that you do the following:

  • Use pertinent Tag words for the search engines…
  • The visibility should be set to Public
  • Put a check in the box that says for Consumers
  • Then check the one that says “Advertise A Listing” (Region Required)
  • DO NOT PUT A CHECK IN THE BOX THAT SAYS  “For Real Estate Professionals!!
  • Put a check mark in the box to add it on the Active Rain MLS Online Group
  • DO NOT POST ANYTHING BUT LISTINGS IN THE AR MLS ON-LINE GROUP!

Now, you want to select your Region:

  • It is important to take it down to the Neighborhood level
  • Another idea is post it initially in the City, and then move it to the Neighborhood later on

Now select “POST BLOG ENTRY” and you’re done!!

QUESTION?  What should you do when your listing expires, sells, gets withdrawn, or cancels?
YOU SHOULD TRY TO KEEP YOUR INVENTORY UP TO DATE, JUST LIKE YOUR REGULAR LOCAL MLS DATA!!

My recommendation for now, is to put the “Status Word” in the Title of the Post: (as seen below)

You can also add the “status” at the end of your title ie: 1295 Appleby Way, Seattle, WA. 47943 – PENDING so it will not mess up the SEO when the seller or consumers are searching by address. 

I don’t think that your listings should ever be removed, they are a part of your blog and as long as you update them and post the status in the Title Bar, this should work well for the group and consumers.  We are open to ideas, suggestions, comments or concerns.  I Hope this information helps you.

Finally, keep your “Listing” posts neat and clean!  The worst thing you can do is have clutter, sentences that run on past the screen, photos the sizes of postcards, and links that are not hyper linked properly, and posted to groups where they don’t belong. Also Postlets and vFlyer have some great looking formats to help you post attractive listings.  Feel free to share any others that you may be aware of here.

Making A Point – The Power Point Way!

Today, I spoke on the phone with Margaret Rome from Baltimore. She shared with me that she was doing a presentation tomorrow for the WCR called “What’s A Blog Anyway?” I decided to try something that has not been done yet here on our Active Rain Blogs.

Margaret sent me a copy of her PowerPoint Presentation, I told her I would try to upload it to Google or YouTube as a video. Then we could post it in a Blog on Active Rain. Well I found out tonight that it’s just not possible. Let me backup just a bit. Margaret actually called me today because I had made a comment in a post earlier that, “Time is precious and priceless, therefore it is the greatest gift we can give!” She was just calling me to say thanks. Little did she know, that phone call made my day! She could have just commented back, but she took the time and called me, and left a very nice message on my voice mail.

So after we talked, and when I found that her presentation couldn’t be uploaded to either of the video formats, I was bound and determined to invest the “Time” to somehow get it done. It has to be possible. I just couldn’t let her down, I had to figure this out! Well 3 hours later, I am happy to say that it appears to have paid off. This may very well be the first ever Power Point Presentation on an Active Rain Blog. Imagine the possibilities!!

So without any further delay, I’m proud to present, Margaret Rome’s March 13th, 2008 presentation entitled “What’s A Blog Anyway?” I know that she and her presentation will be a hit. Please wish her the best as she goes to educate the WCR members in Baltimore! They will get to see the “Power” in her “Points” about Blogs and Blogging! This is yet another small step for man (and women), and another large step for Bloggers.

FHA Mortgage Limits – A Tool For You

 I want to start off by saying that I know and agree that this topic has literally been beat to death.  It has been the topic of discussion across the Country for many months now.  The stimulus package, the conforming loan rates and limits, FHA, VA, Nehemiah and yada yada ya!   It can be so confusing, especially once you inter-twine the media and press.  What are the FHA limits?  Is it the same for me as it is for you?  What are the guidelines and what do they mean to you, me, the consumer, and anyone else who is interested?

Today I came across a site that I'm sure you are all already aware of, but did you know they had this little tool available?   When I went to their site, I was thinking, "Ok.. Here we go, another web page that will give me some conflicting report with what I already know, have heard, or have read somewhere."  I took a chance anyway and checked it out.  It's legit!  I don't normally post about this stuff as I am no expert in the Lending field, but as a borrower/consumer, I do like to be informed and kept abreast of what's going on in our industry, both as a homeowner, and an industry professional. 


The site is H.U.D.

 

There are a few reasons I think you will find this site to be interesting and possibly of great value to you and even your clients.  First, you can search by any state (All 50 States and includes Guam, Puerto Rico & US Virgin Islands)Second, you can search all the way down to the your Counties level.  Third, you can search by Limit Type IE: FHA, Fannie/Freddie, or HECM.  Once you complete your search, you can download the information.
