The I-Phone is Here…Can You Say Hello?

Say hello to iPhone. Today.The Brand New iPhone is now available to be purchased.  They are calling this the new “Revolutionary Phone!”  Many Agents, Lenders, and Clients in my area are now considering this new “Realtool for Realty” for their business and personal use.  They have questions and are looking to me for some answers. I don’t have any…..yet!!  😦 
Well, just what’s here.

It is too new for me to provide enough detailed information regarding the technical aspects and applications of the iPhone. 

Are you ready to make a purchase of the new iPhone by Apple?  If so, I’d love to hear your thoughts about how it might help or contribute to your success in business.  I have seen many of the iPhone commercials, read some reviews, and now I am looking for others thoughts and opinions.

For me, I think it is a very expensive product, and until I know more about it, it’s features and benefits, and it’s bugs or glitches,  I am going to hold off before I take that “Leap of Faith” forward.  Guess I am getting more conservative in my old age. LOL

The California Foreclosure Process & Timeline

The following time-line is applicable for California Non-Judicial Foreclosures under a deed of trust. Foreclosures begin when the Trustor (borrower) does not make the monthly payment to the Beneficiary (Lender).

The first missed payment is a technical default, but in practical terms, most Beneficiaries do not begin the process until the third payment is missed.

If the Beneficiary cannot resolve the defaulted payment amount with the Trustor through forbearance or other loss mitigation measures, the Beneficiary will instruct the Trustee to begin foreclosure proceedings.

The Non – Judicial Foreclosure Timeline – California

Day 1

Record “Notice of Default”

Within 10 Days

Within 10 days of recording the Notice of Default, copies of the recorded document (NOD) are mailed to the Trustor(s) and anyone requesting Special Notice.

Within 1 Month

Notice of Default is mailed to parties, pursuant to California Civil Code 2924(c)

After 3 Months

At the end of 3-month, prepublication period, the Lender can then instruct the Trustee to set a sale date.

25 Days Prior to Sale Date

Notice to the IRS must be given, if required

At Least 20 Days Prior to Sale Date

Publish Notice of Sale, post Notice of Sale, mail Notice of Sale

Within 10 Days from first publication of Notice of Sale

Send beneficiary request for property directions

14 Days Prior to Sale

Record Notice of Trustee’s Sale

5 Business Days Before Sale Date

Right to Reinstate expires

Sale Date

Property is sold to highest bidder

  • Creating a post to look like a website is in my opinion, a great way to market yourself and provide valuable information to the public on Localism.com.  Many are doing this already, but for some, maybe this will help inspire and motivate you to put a little more into your posts’ for the Localism website.  This is NOT a very good sample of a website looking page, but you get the “picture”.  It’s giving your readers the choices and options, the same as a kid would have, from the local Ice Cream truck!  (Remember These?)

    Today, I received a call from a consumer who found my “Short Sale” post on Localism.com, and wanted more information about my blog.  She asked if there were any agents in my area that might be able to help her.  She’s a real estate investor.  I immediately networked her with an agent (Viktor Manrique) in the area she was interested in.  After I hung up, I had an after-thought, I should have combined other relative information with that post, regarding other issues like REO’s, foreclosures, trustees sales, even Active Rain MLS data. This would have been useful to her based on our conversation.  She liked that it was easy to reach me from my post too.

    The links above are just samples of what you can do to add to your Localism posts, and make them more valuable to consumers and other viewers.  If you are good with HTML like Craig Schiller, and others on the rain, you can make your posts look like a website, and encompass more tools, products and services for your clients.  If you’re “Not so Hot” with HTML (like me), there are members like Mike Mueller who have mastered the art of HTML, and you should take advantage of their knowledge and their services. 🙂  That’s Mike, The Mortgage Guy!

    Will It Ever Close?

     This is probably the most often asked question by sellers of "Real Property" in our industry.  In fact, it may also be the most common question from Buyers, Lenders, Agents, Title companies and others too!   Here's a post featuring the "Lighter side" of this $64,000.00 question.  I know these have really happened to some of us, but try to see the humor in it.  If you can catch a laugh, chuckle or a giggle here, than this post has served it's purpose!!  🙂

    Here's a look back on 20 years of un-regrettable experience! 

                 

     Your client thinks the FNMA Community Home Buyer Program means "the neighbors pitch in"

    Your flood-zoned property is re-listed as ocean-front

    The ad states "Location, Location, Location" but it's missing the word "WRONG"

    You have to tell your clients they have a champagne taste – on a condo budget

    You ask your clients how much they are putting down – and they have to go look under the mattress

    You've been previewing homes with clients all weekend – and find out they just wanted decorating ideas

    You didn't realize that "Great Freeway Access" really meant "the driveway"

    The roof report guarantees five more years – but the termite inspector just fell through it

    The no points, no appraisal fee, no lender fee, no escrow fee, no title fee, fixed rate loan is a "NO-GO"

    Your 30-day closing just went into probate

    The buyers and sellers are quibbling over $500.00, won't budge – then look at you

    Your RELO just bought a FSBO

    You refer a client to another agent – and it turns out to be a 5 million dollar deal

    The clients you've been working with for a year, decide to sign a lease option

    You get five offers on your listing – and your client decides not to sell

    The house you are trying to show to your client, has no key in the lock box

    Your commission check is inadvertently delivered to the listing agent, and he cashes it

    The house with the "maintenance-free landscape" doesn't have a yard

    Your contract says "Owners will carry" – but what they really mean is "their own furniture

    The company you just left, merged with your new company

    Your closing papers arrive – the day they expire

    The bank promises a one-day loan approval – subject to 50 conditions

    You meet a new client – and you're out of business cards

    Your full price cash offer is not accepted

    Your client lost his job – just before closing

    Your client's dream home just became a nightmare

    The buyers and sellers won't sign the closing papers

    The ad you placed in the newspaper has someone else's phone number

    Your clients send flowers to the office – but they're not for you

    Your clients arrived at closing on time – but their loan docs didn't

    Your client has 30% down, be he can't remember where he got it

    The house down the street just listed for $20,000 less than your "priced to sell" listing

    The ad that states, "Personal Property Included" really means "Husband stays, too"

    The underwriter made a quick loan decision – NO!

    You find that at your final walk-through, the sellers walked off with everything

    You drive by an expired listing described as "one-of-a-kind" and your first reaction is "No-Wonder!"

    You have an open house with no activity – only to find someone had stolen all your signs

    You are top listing agent for the month – but none of your listings have sold

    The new receptionist sends all your calls to the wrong extension while you're out of the office

    The judge forces a divorce sale – and your clients get back together

    You listed a foreclosure – and the bank just sold it without you

    The market starts moving – but your clients won't

    Your client calls you to tell you the good news – he just got his real estate license

    This is meant to be a humorous look at the misadventures of selling Real Estate.  There are many more that I could add from my own experiences, but this post is already almost two feet long and I'm running out of space! LOL!  How about your experiences?  Care to share?

    Widgets…Can Be Hazardous to You and Your Readers!

    WARNING:  THIS POST CONTAINS INFORMATION THAT WILL BE UN-SUITABLE TO BLOGGERS AND VIEWERS IF YOU OVERDOSE YOUR BLOG WITH WIDGETS ON ACTIVE RAIN!  

     Well I finally did it!  Pushed the envelope!  Went over the edge, maxed out, and crashed my Active Rain Blog!  As many of you know, I am kinda techy, and love to share my Widgets, Gadgets, and What-cha-ma-callits with others!  On my previous post, Broker Bryant commented that it was taking a ton of time to load my blog on his screen, and that the cookies were killing him. (Mine, not TLW's) LOL  I made some wisecrack about him needing to get a new computer or something like that. (lovingly of course)

    Many of you know Jeff Turner.  He comes up with some great techy stuff too.  So I am always snooping around his Blog to see what he'll do next. I have to say, the Bubble Guru and the Gizmo head were very fun and entertaining, however they do make your Blog bog down if you have as many as I did. 

     Well last night, I went and added this little Widget below to my blog. (bottom of this post)  It was the straw that broke the camel's back.  That little puppy was all my Active Rain Blog could take.  When I went to reply to my comments tonight, my Blog was just a plain blank white screen.  I thought AR was down.  Then, I got an email from Teri Ellis saying she couldn't get into my blog.  Now I'm really starting to have a freak out episode… 

    Frantically, I go into my personal settings, remove some of my widgets, say a short little prayer, and BAM, still no Blog.  Now I am totally in a state of panic!!  I'm thinkin someone's hacked into my Blog!!  Or maybe AR has given me the boot for some unknown reason.  So I go back into my settings, and kill almost half my widgets and gadgets, hit save, and then refresh my browser.  OH MY GOSH!  Still just a blank white screen, absolutely nothing!  My Blog was GONE!!!  😦

     By this time, I have a HUGE VEIN popping out of my forehead, and I am totally RED from my hairline, all the way down to my chest.  I'm soaked with perspiration, my eyes welling up in tears, so I tear off my sweaty shirt and do the only thing I know left to do.  I call another member from my Associates list!  And guess who I called?  Yep, Colleen Kulikowski. 

    I dial the number as quickly as possible, still continuously hitting the refresh button like it's some kind of a "pinch me, I'm in a dream" button, (I mean nightmare)  I listen intently for her to answer her phone.  One ring…..two rings…..then three…. and I can't believe it, I get her voice-mail.  (She always answers her phone)  I'm thinkin CRAP, (that's not really what I was thinking) should I hang up?  No, she probably has caller id and I'd be busted. LOL  (she's pretty techy too ya know)

     I start leaving her this whiny message  "why isn't my Blog coming up when everyone else's is working fine?"  I get half way through my next sentence and Whah-Lah, my Blog appears on my monitor's screen!  Oh My Gosh!!!  So I calmly and politely dismiss myself from her voice-mail, and decide immediately,  to do this post.  This all took place in about 10 – 15 minutes or there abouts.   (It could have been an hour for all I know)

    OK, I deserved it!  I had over 30 widgets and gadgets on my blog!  I was using them as a showcase to help other friends and members see which ones that they liked.  Then they could add them to their blogs.  Kinda like a "Brad's Window Shopping" display.  Well, I guess enough was enough.  Now I have about half of them left.  

     I have learned in life that everything has a limit.  It doesn't stop me from pushin the envelope, that's just how I am, but this did teach me where the lines and limits were, here on Active Rain.  You know me, always trying to find ways to amuse, educate and entertain readers and viewers. 

    The moral of this post and story is, don't put too many widgets and gadgets in your green and yellow baskets.
    This guy below pretty much chopped down my cherry tree, and sent my blog over the edge!!  LOL  I thought it was kinda funny and ironic what it said below his picture when I was done.   🙂

    Your Bookmarked Posts – Are they Subject to any Foul Play?

     Your bookmarked "favorite" posts can be hi-jacked!  Is this an Active Rain over-site or boo boo?  I'm not sure.  I don't think any of our members would do this, but what about outsiders who can get in?   

    I don't have a problem sharing my favorite book-marked posts with others, but allowing them the ability to delete them does concern me.  I don't want to create a frenzy or panic, but if someone wants to get into your book-marked posts, they can.  I don't know if this was setup to be this way or if the "Great Creators" may have just missed this one.  I am posting this in hopes to either find out the answer, or get it corrected before it's too late!

    I have not found the "Bug Patrol" group or "Ideas and Suggestions"group on AR just yet, so I'll put this out to my fellow AR members and get your take on it.  You can really find out a lot about a person by looking at their bookmarks…. You can also tell many things about a person by just looking through their check book too!  Where should the line be drawn?  Hmmm…some thoughts to ponder…

    Should your favorite book-marked posts be available for others to view?  If so, why?  If not, why?  Should others have the ability to "delete" your book-marked posts if they want?  I say "No", but you may have a different opinion.  I'd love to hear what other members have to say and feel.

    The Whole Enchilada

     I tried to search for one of my posts this morning,  it took me 10 minutes to find it!  First, I checked my  bookmarked posts, (too long and too many) then I had to go through my entire Blog and all my posts to finally find it.  I would have used the Active Rain Search feature, but I couldn't remember my own "title". Has this ever happened to you?

    This made me put on my thinking cap, to try and figure out how I could prevent this, and find them easier in the future.  10 minutes is ridiculous.  Not too often, but on occasion, I want to email various posts I have written to other members or even non-members of Active Rain.  It's taking me too much time to locate them.

    So this is what I came up with. A post that works just for me!!  ( just kidding…you can use it too! ) :-))

    This post will allow me to find my entire BLOG in a single post, and all on one page too.  I'm not sure if this has been done by other members, or if there is a better way, but I'll take my chances, and hope this is ok. 

     

    Three lessons I learned here today are:

    1. I can use Active Rain to benefit me as much as other readers, friends and members
    2. Don't name your posts with "Titles" you can't remember  (I think it's an age thing)  LOL
    3. Never be afraid to try something new…you can't succeed until you fail first
      (for those of you who may not approve of this post)

    I'll Show You Mine, If You'll Show Me Yours…

    Silly, I was referring to your work space where you Blog!!  I got this idea from a post by Teresa Boardman regarding Real Estate Technology.  I have gotten to know so many of you, and many on a personal level.  I have often wondered, will I ever get to meet some of these wonderful people I have Blogged with hundreds of miles away?  All we have are each others photos, comments, posts, emails and some occasional phone calls.

    So, I was wondering (this is very personal), what does your Blogging workspace look like?  I am sharing "the real" me and (myspace) with you.  All I ask, is that you shoot a photo of yours, and post it back here to share with me and all the other readers?!  Use your cell phone, digital camera, Polaroid and scanner, whatever works for you, and post it here.  We want to see where you spend your "TON OF HOURS" (like us) with your Real Estate Business and your Blogging.  How fun is this???   🙂 Something to get your mind off the Market for a few minutes.

    Update Your Verizon Wireless Handsets – Can You Hear Me Now?

     New PRL code is effective as of June 11th 

    Periodically Verizon will update the Preferred Roaming Code on the handsets that are in use.

    A Preferred Roaming List(PRL) is software that resides in a dual, tri-mode, or all digital handsets that identify direct Verizon markets, Verizon Partnership markets, and markets where Verizon Wireless has an active roaming agreement.

    The purpose of the PRL is to direct a handset to the best available network to place and receive calls throughout the United States.

    Verizon offers this service to help customers use the new towers and cell sites put into service throughout each year.

    To take advantage of the new towers and cell sites, you can update your phone's "PRL" code by doing the following to each handset:

     

    For regular phones and Blackberry Units (Non-Treo handsets)
     

    • While the phone is powered on,
    • press *22891 
    • press the "send" key or the key that dials the calls from the phone
    • You will hear the automated operator voice welcome them to the programming function
    • You will hear music being played on the phone for about 45-60 seconds

    Let the programming function complete…do not hang up call until the automated operator
    advises that the programming has been completed successfully. Once you hear that, then
    disconnect the call. 

     NOTE: For Treo's only

    While the phone is powered on,

    press *228 

    press the "send" key or the key that dials the calls from the phone

    You will hear the automated operator voice welcome them to the programming function

    Select option "2" when prompted to make a selection

    You will hear music being played on the phone for about 45-60 seconds

    Let the programming function complete…do not hang up call until the automated operator advises that the programming has been completed successfully. Once you hear that, then disconnect the call. 

    NOTE: For Air/Data Cards

    • While the air card is inserted into laptop,
    • Run the "Activation Wizard" on the user's laptop
    • Let the programming function complete…do not use any application until the programming has been completed successfully.  (The programming ends automatically) 

    I recommend that this be done on a quarterly or semi-annual basis, as it may help you increase the battery life of the devices, as well as reduce any dropped call issues that you may have experienced previously.

    For all other Cell Phone and Air Card service providers, go to their website for specifics on updates and downloads.  Phonedog does a great job of comparing service plans, long distance rates, and service providers.
